The Six Things That Move The Number

How much of the deck is coming out

This is the single biggest variable and it is the one nobody can see from the ground. A roof where the boards are sound is a completely different job to one where half of them are soft. We give a figure at survey based on what we can reasonably tell, and if more turns up once the covering is off, work stops and you get shown it before anything else happens.

Whether the roof has a fall left

A great many 1960s to 1980s roofs around Worle, Milton and Oldmixon have flattened out over the decades as timbers settled. Putting a slope back with firrings or tapered insulation is real work and real material, and it is also the difference between a roof that lasts its full life and one that is holding water again by year six.

The number of edges, upstands and penetrations

Area matters less than people expect; detail matters far more. A plain rectangle is quick. The same square metreage broken up by two upstands, a door threshold, a soil pipe and a lantern is most of a day longer, because every one of those is a place water could get in and each gets treated as such.

Which covering you go with

Felt is cheapest on the day, rubber sits in the middle and fibreglass at the top. Across the life of the roof the ranking usually reverses, which is why we would rather talk about cost per year than cost per invoice. On an outbuilding that logic does not apply and felt genuinely wins.

Insulation, if the job triggers it

Replace more than a quarter of the roof surface and it counts as renovating a thermal element, which brings a requirement of 0.18 W/m²K on a re-roof. That means boards, and boards cost money. It also means a warmer room and a lower heating bill, so it is not purely a tax on your project.

Getting people and materials up there

A single storey garage you can reach off a ladder is one thing. A second storey roof, a balcony over a public footpath, or anything above a shop needing edge protection and out-of-hours working is another. Access appears as its own line on every quote rather than being folded quietly into a total.

Cost Per Year Beats Cost Per Invoice

Take a garage roof. Felt at £1,300 lasting seventeen years works out at about £76 a year. Rubber at £2,000 lasting thirty comes to roughly £67 a year. The dearer roof is the cheaper roof, and it is also the one you never think about again - which has a value that does not show up in either sum.

That arithmetic flips the moment the building stops mattering. On a detached garage you intend to knock down in a decade, or a workshop at the end of the garden, spending rubber money is simply worse value and we will say so out loud. The right answer genuinely depends on the building, and anybody who recommends the same covering for every job on the street has stopped thinking about it.

The one place the sums never favour cheap is anything attached to your house. A failure on a detached garage costs you a lawnmower and some annoyance. A failure over your kitchen costs you a ceiling, the decorating, and a fortnight of dehumidifiers - and you will find that none of the money you saved covers it. That is the whole reason we push people towards rubber on extensions and are perfectly relaxed about felt on outbuildings.

Questions About Money

Why will nobody give me a price over the phone?

Because the two things that decide the price - the state of the deck and whether the roof still has a fall - cannot be assessed down a phone line, or from a photograph, or off a satellite image. Anybody who does quote you blind has either padded the figure heavily to cover themselves or is planning to revise it upwards once they are on site. The survey is free, so there is nothing to lose by having somebody look.

Is a flat roof cheaper than a pitched one?

To build, almost always yes, which is exactly why so many extensions and garages around Weston have one. Per square metre a flat roof uses less material, needs less structure and goes on faster. The trade-off is lifespan: a decent pitched roof will see out two or three flat coverings. Over fifty years the maths gets closer than the day-one price suggests.

Do you ask for a deposit?

On larger jobs where materials are being ordered in specifically, yes, and it covers the materials rather than the labour. On a repair, no. What we will not do is ask for a large cash sum up front before anybody has started, which is the classic pattern behind every doorstep roofing story you have ever read.

Can I claim a leaking flat roof on insurance?

Only if something sudden caused it. A gale lifting a covering, a branch coming through, an impact - those are events, and events are what buildings cover is for. A roof that has slowly worn out is maintenance, and no policy in the country covers that. If yours failed on the night of a named storm it is worth a call, and we will give you photographs and a written description of the failure either way.

Are your prices inclusive of VAT?

The ranges here are guide figures for the work itself. Your written quote will state plainly what is included and whether VAT applies, so there is no arithmetic to do at the bottom of it. If anything on a quote is unclear, ring and ask - it is a fair question and a straight answer takes thirty seconds.

Is the cheapest quote ever the right one?

Sometimes, genuinely. But compare what is actually in them before deciding. A quote that is a thousand pounds under the others usually has no deck replacement in it, no insulation, no access, or a single-layer covering where the others priced three. Cheap and comparable is worth having. Cheap because something has been left out is a deposit on a job you will pay for twice.

Ours is a bungalow near the old village so it is nearly all flat roof, and the salt off the Channel had eaten the edge trims to nothing. Quoted properly, itemised, and the price at the end was the price on the paper. They also spotted that the outlet had been fitted higher than the deck by whoever did it in the eighties, which explained a great deal.
